How the prorated rent calculation works

  1. Find the daily rate

Divide the monthly rent by the days in that month. $1,500 in a 30-day month is $50 a day. Some leases use a fixed 30-day month or rent × 12 ÷ 365 instead.

  2. Count the days the tenant has the unit

Moving in on the 18th of a 30-day month means paying for the 18th through the 30th: 13 days. Moving out on the 10th means paying for days 1 to 10.

  3. Multiply the daily rate by the days

$50 × 13 days = $650. The result never goes above one full month's rent.

  4. Check what your lease says

The three methods can differ by a few dollars. If the lease names a method, use that one.

Worked example. Rent is $1,500 and the tenant moves in on the 18th of a 30-day month. The daily rate is $1,500 ÷ 30 = $50, the tenant pays for 13 days, and the prorated rent is $650.

Prorated Rent FAQ

How do I calculate prorated rent?

Divide the monthly rent by the number of days in the month, then multiply by the days the tenant occupies the unit. $1,500 ÷ 30 × 13 days = $650.

How is prorated rent calculated when moving out?

Count from the 1st of the month to the move-out day, including that day, and multiply by the daily rate. Moving out on the 10th of a 30-day month at $1,500 rent costs $500.

Does the move-in day count as a rent day?

Yes, in most leases the tenant pays for the day they get the keys. This calculator counts both the move-in day and the move-out day.

Which proration method is most common?

Dividing by the actual days in the month is the most common. Some landlords use a 30-day month for simplicity, and some use rent × 12 ÷ 365 so every day of the year costs the same.

How do I prorate rent for February?

Use the 28 days (29 in a leap year) of February. Moving in on the 15th at $1,500 rent is 14 days: $1,500 ÷ 28 × 14 = $750.00. With a 30-day month it would be $700.00, and with rent × 12 ÷ 365 it would be $690.41, so the method matters most in February.

Is a landlord required to prorate rent?

Not always. Whether rent is prorated depends on the lease and on state or local rules, so check the lease first.
