How the window replacement cost calculation works

  1. Count the windows and price them

10 replacement windows at $450 each is $4,500. Use your supplier's price for the frame material, size and glass you're quoting.

  2. Add trim, flashing and disposal

$35 a window of trim, flashing tape, foam and caulk is $350; hauling away the old windows adds $150. A 5% contingency for rotted sills brings materials to $5,250.

  3. Add install labor

At $150 per window, 10 windows is $1,500 of labor. You can enter hours and an hourly rate instead.

  4. Add markup

A 20% markup on the $6,750 cost gives a price of $8,100, or $810 per window installed.

Worked example. Replacing 10 windows at $450 each with $35 a window of trim and flashing, $150 of disposal and a 5% contingency comes to $5,250 in materials. With $150 per window of install labor and a 20% markup the price is $8,100, or $810 per window installed.

Window Replacement Cost FAQ

How much does it cost to replace a window?

It depends most on the window itself (frame material, size, glass and style) and the install: a simple insert replacement takes far less work than a full-frame replacement. Enter your window price and labor to see the total and price per window.

How much should I charge to install windows?

Add your cost for the windows and materials, install labor per window or by the hour, and a markup for overhead and profit. The calculator shows the price per window so you can compare it with your usual rate.

What's the difference between insert and full-frame replacement?

An insert goes into the existing frame, so trim and siding stay; a full-frame replacement removes everything down to the rough opening. Full-frame takes more labor and trim, so raise the labor and trim per window.

Do I need a permit to replace windows?

It depends on your city or county. Many require one when the opening size changes or for egress windows in bedrooms. Check with your building department.

Is it cheaper to replace all windows at once?

Usually per window, because setup, travel and disposal are shared across more windows. Change the number of windows to see the price per window drop.
