How to fill in a roofing estimate

    1. Measure the roof in squares

Get the roof area and squares from the roofing calculator, or from the roof pitch calculator if you know the angle. One square is 100 sq ft.

    2. Put your prices on each line

The example uses 14 squares for tear-off and underlayment, 15 squares of shingles with waste, plus flashing and disposal: $6,765 in total. Replace every rate with your own.

    3. Set the validity, deposit and terms

Pick how long the price holds and enter the deposit you need to start. Edit the decking note to say how you'll price surprises.

    4. Send it, then invoice

The customer signs the acceptance line. When the roof is done, "Turn this into an invoice" carries every line across.

Pricing the whole job with labor, markup and permits? The roofing calculator gives a job price and price per square, and the contractor bid calculator works for any trade. For other jobs, start from the blank estimate generator or bill finished work with the contractor invoice template.

    Roofing estimate FAQ

Is this roofing estimate template free?

Yes. There's no sign-up, no watermark on the PDF and no limit on how many estimates you make. The site is paid for by ads.

What should a roofing estimate include?

Your business and contact details, the customer and property address, an estimate number and date, how long the price is valid, separate lines for tear-off, underlayment, shingles, flashing and disposal with quantity and price, any permit, the total, the deposit you need, your payment terms and a line for the customer to accept.

    What is a roofing square?

A square is 100 square feet of roof surface. Roofers price tear-off, underlayment and shingles per square, so a 1,500 sq ft roof is 15 squares.

How do I work out how many squares to put on the estimate?

Measure the footprint including overhangs, multiply by the pitch factor for the slope and divide by 100. Add waste for the shingles: about 10% on a simple gable roof and more for hips and valleys. The roofing calculator does this and also counts the bundles.

Are the prices in the template real roofing prices?

No. They're examples so you can see how the lines add up. Prices vary a lot by area, material and roof, so type in your own rate for each line.

Should tear-off and disposal be separate lines?

Separate lines make the price easier to understand and compare. Customers can see what they pay for removing the old roof and for the dumpster, and you can quote a layover without them if local code allows one.

How do I handle rotten decking found during the job?

You can't price what you can't see yet, so say in the notes how you'll handle it, such as a price per sheet agreed before work starts. Bill any decking you replace as a change on the invoice.

How do I turn an accepted estimate into an invoice?

Use "Job accepted? Turn this into an invoice" under the download button. The invoice generator opens with the same customer, lines and tax rate, and a note naming the estimate number.
